  • Show up where agents are. Visit brokerages with something useful: a market update, a class, or lunch. Skip the flyer drop.
  • Teach continuing education. A CE class puts you in front of 30 agents for an hour as the expert in the room.
  • Work open houses. Introduce yourself to the listing agent. Short conversation, business card, follow-up email.
  • Deliver a great experience. Fast scheduling, same-day reports, and clear communication get you recommended again. A confusing report summary gets you quietly dropped.

Your Google Business Profile (GBP) is the highest-return free channel you have. Across all the leads we track, 26% come straight from a GBP listing. And within what most dashboards call “organic,” 70% is someone finding a profile on Google Maps and calling, not clicking through to a website.

Treat the profile like a landing page:

  • Fill out every service, service area, and category, with home inspector as your primary category.
  • Add real photos monthly: you on roofs, in crawl spaces, with clients. Stock photos convince no one. Seriously, think about a restaurant… you pick based off the pictures, so treat your home inspection company the same way.
  • Answer every review, good or bad, as soon as possible.

Reviews decide who gets the call when a buyer sees five inspectors on the map. Ask after every single inspection, the same day, by text and email. Automate it through your CRM or scheduling software so nobody has to remember.

Your website has one job: turn a visitor into a booked inspection in under a minute. Rankings help, but conversion pays the bills. The inspection sites that produce the most leads share the same features:

  • Click-to-call phone number at the top of every page. Remember, 90% of your leads are calls.
  • Online scheduling for the buyers and agents who book at 9 p.m.
  • Pricing transparency, even just a starting price or an instant quote tool. Hiding prices loses the comparison shopper.
  • Proof everywhere: review widgets, credentials like InterNACHI or ASHI membership, sample reports.
  • Service area pages for each city you cover, so you show up in nearby searches.

Speed matters too. A slow site loses the lead before it loads. Test yours on your phone, on cell data, in a parking lot. That is how your customers see it.

Should You Buy Home Inspection Leads?

Buying leads can work as a supplement, but it makes a poor foundation. Pay-per-lead platforms like Angi sell the same lead to multiple inspectors, so you are racing competitors to the phone and paying either way.

Exclusive leads cost more but convert better.

Two better places to start: LSAs, where you also pay per lead but the buyer called you directly, and your InterNACHI member profile, which feeds free referrals from the association’s find-an-inspector directory if you keep it complete.

Answer Your Phone (This Is Where Leads Die)

Here is the cheapest lead generation tactic in this article: pick up. Across our clients, 96% of inbound calls get answered.

The other 4% are real buyers, holding real money, calling a competitor next. If you run solo and inspect all day, that number is working against you every afternoon.

The average answered call in our data runs about three and a half minutes. That is the entire sale.

In almost every single case where clients had lower ROI from paid advertising campaigns, the main cause was for their close rate and it started with missed calls, then poor call center training to close the lead.

Protect it:

  • Route calls to a backup (office staff, an answering service, or your CRM’s text-back feature) when you are in a crawl space.
  • Text back every missed call within minutes. A short “Sorry I missed you, this is Mike with XYZ Inspections, how can I help?” saves jobs.
  • Respond to web forms within five minutes. After an hour, the buyer has booked someone else.
